Seth Nelson is an Investment Sales Agent at Invictus Property Advisors, specializing in the valuation, marketing, and sale of commercial real estate with a primary focus on industrial assets and development sites. His experience also extends across multifamily, mixed-use, and other value-add investment properties. Working primarily throughout the Bronx and Manhattan, while maintaining an active presence across New Jersey, Seth takes an analytical approach to investment sales, combining property-level research, development analysis, and market knowledge to help owners and investors identify opportunities and understand the underlying value of their assets. He holds real estate licenses in both New York and New Jersey.

Prior to joining Invictus, Seth was a founding member of the commercial division at New Jersey Elite Group, where he worked on commercial investment sales, acquisitions, leasing, and development opportunities throughout New Jersey. His background also includes experience with Kumar & Associates, where he worked in the firm’s materials laboratory performing testing and analysis of soil and sediment samples used in geotechnical and environmental evaluations. This experience provided him with early exposure to many of the physical and environmental considerations that influence construction and real estate development.
Seth attended Monmouth University’s Leon Hess Business School, where he studied Business Administration with a concentration in International Business and a minor in Leadership Communication. During his time at Monmouth, he was a member of the Real Estate Club and Finance & Economics Club and served for two years on the Executive Board of the Delta Tau Chapter of Tau Delta Phi fraternity.

Originally from Colorado, Seth grew up with a strong connection to the outdoors and sports, including a background in competitive lacrosse and skiing. Outside of real estate, he enjoys traveling, discovering and collecting vintage clothing, music, and spending time outdoors.
